Community colleges will increase the tech level of nearby Industrial zones, while a university will increase the tech level of all your Industrial zones in the city. To upgrade your tech level, you'll need some advanced education buildings, specifically the community college and/or the university. Its requirements to upgrade are different, however. Its effects operate the same as the other zones' wealth levels, in that it increases profits. You'll lose some income, but you'll keep the other houses nearby happier, and encourage their density to upgrade.įor industrial zones, the zone's tech level takes the place of wealth. You may want to consider dezoning a residential neighborhood and converting it to a commercial block if nearby residents are upset. If a residential zone's pressing issue is "Where is the shopping in this town?," typically that means there isn't a commercial zone close enough, even if you have plenty of total commercial zones. Residents don't like driving very far to use commercial zones. Hotels may sprout in commercial zones, and they'll need tourists or other visitors to stay as guests. Of course, maximum profits come when you increase density and wealth, but it's difficult to do so at once, especially with a new city in an unestablished region.įor commercial zones, they require shoppers to buy their goods. That's generally the order of events anyway, because it's much cheaper for you to maximize needs and simply ignore civil services at first when starting a new city. With all else being equal, if you want higher profits, you'll want to increase density before wealth. Note that wealth levels can increase even if you don't have all the “extras,” but it helps. You can trigger a high land value by placing parks near zones, or by having good views beach-side property or places on a high cliff tend to be more valuable than the middle of a featureless plain. That means all the civic services ( police, fire safety, waste disposal, healthcare, and education), plus a high land value due. Wealth meanwhile is a measure of the desirability of the area, which means that the extras are taken care of. As you can infer, the three zone types are heavily related, which is what makes the RCI Meter so important. Industrial zones need workers and a place to ship their goods. Commercial zones need nearby residents to buy their goods of the matching wealth level. Residential zones need jobs and places to spend their money (i.e., nearby commercial zones). Happiness is an indicator of the Sims' basic needs: power, water, sewage solutions, and one more factor major factor based on what kind of zone it is. What's the Difference Between Happiness and Wealth? You need the best roads possible, high density streets or high density avenues. This density includes all 15+ story buildings and completely specialized factories with a wide diversity of different ones that are much bigger than previous densities. High density is the highest density possible to achieve. You need medium density avenues or medium density streets to be built. This density includes 4-15 story houses, 4-12 story offices/stores, and more advanced factories with some specialization (high-tech, manufacturing, drilling/ mining, etc). They require dirt roads or low density streets to be built. It includes 1-3 story houses, 1-3 story offices/stores, and small, wider apart factories. Low density is the first one when you start a city. Note that wealth and density are not directly related: you can have low-wealth high-density buildings, and high-wealth low-density buildings, all depending on other factors in your city. While a given zone's maximum density is tied to the type of road the front door faces, its current density is purely based on how successful you're running the city and how happy they are being there. Ergo, to have the highest populations and earn some of those achievements, you need to make your people as happy as possible. Zones degrade or become abandoned when the residents or workers are sadder. In regards to density, Sims' happiness isn't simply a factor, or part of the calculation: zones upgrade when the residents (for residential zones) or workers (for commercial and industrial zones) are happier and their needs are satisfied. While wealth is related, it's a slightly different and more direct concept, as we'll discuss shortly. The secret to achieving a high density in your zones is to understand a simple concept: zone density is, in effect, your Sims' happiness. Zone density and building wealth are the main factors that lead to tall skylines and massive populations.
